MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises unless approved in writing by the host/manager. Guest also agrees to pay a charge of $100 per person/ per day for every visitor not identified by the Guest in the reservation.
AGE: You must be 21 to reserve this Property.
CHECK-OUT: Check-out time is 11 am on departure day. For the cleaner to have time to properly prepare for the next guest. Check-out is defined as all guests and personal property being completely off the property. Guest agrees to pay a $75 fine if not checked out by the specified check-out time. If the quest has not checked out within 2 hours without written approval, an additional 1-night stay will be charged. (Less any discounts)
SMOKING FEE: Absolutely no smoking inside of the house! If any sign or smell of smoke is encountered by the host/manager or cleaning crew after the guest checks out, the Guest agrees to pay up to $1,000.00 per visit. This fee will cover costs to remove odors from the home, and lost revenue during cleaning. Guests may smoke outside, (NOT in screened Porches) and are responsible for picking up butts. Please us an empty bottle to dispose of butts. Do not pitch butts into the lawn or woods!
Guest agrees to remove wet shoes and ski boots before entering the house. Both homes have wood floors any damage to the wood floor will be assessed to guests.
PETS: There are to be no pets on the Property. Guests who bring a pet or pets without approval will be charged a $250 Pet Fee.
A $100 pet fee will be added with prior arrangements. Please notify us when you make your reservation.
EVENTS/ VENDORS: Guests agree that No Events or Parties are allowed. Any vendors entering the Property are prohibited. Guests agree having Events will result in being evicted immediately, forfeiting any payment and agree to be liable for all cleanup and associated costs.
REPORTING DAMAGE: The guest agrees to keep the Property in the same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (3) hours of Occupancy.
DAMAGE: The guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors. Guests agree to leave the property clean and orderly.
LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
LOSS OF USE: The guest agrees to pay any documented loss of host income created by the Guest violating house rules.
FOOD: We ask guests to kindly dispose of food in the available trash cans. Garbage disposal is for small food remnants only. If the garbage disposal is damaged or clogged by the guest, the Guest agrees to be charged for a plumber’s time to unclog or install a new garbage disposal (if needed). Please no eating in the bedrooms.
Toilets Are all in working order upon your arrival. In the case of the plugged toilet, there is a plunger provided. Guest agrees to be charged for a plumber’s time to un-clog during their stay.
KITCHEN ITEMS: All items in the kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest.
LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Guests are not to wash laundry belonging to the home to hide stains. Housekeeping will wash all laundry. Unsalvageable linens/bath towels will be charged to the guest at $20 per item.
MOVING FURNITURE: Indoor furniture is not to be rearranged. Dragging chairs/tables on hardwood floors will leave scratches on the hardwood. Outdoor furniture can be moved Please return it to where you found it.
ADDITIONAL CLEANING FEES: At the sole discretion of the host, an additional cleaning fee of $100/hour can be charged if additional cleanup is required that goes above the standard cleaning.
ATV’S AND SNOWMOBILES are not to be ridden on the property.
Most trails in the area are non-motor trails and carry heavy fines.
